SEIS Investments is an education and journalism site. This page draws the exact lines around what that means, because the difference between information and advice is the difference that protects you.

Last updated: 17 July 2026

Everything here is education. Nothing here is advice, and nothing here is a recommendation to invest.

We explain how the Seed Enterprise Investment Scheme works. We do not know your circumstances, and the scheme’s value depends entirely on them.

When a decision carries real money, put a regulated professional between this site and that decision.

The four boundaries

Not adviceNothing on this site is investment, tax, legal or accounting advice, and nothing is tailored to you.
Not a promotionWe do not invite or induce anyone to invest, and we never recommend particular companies, funds or products.
Not regulatedThe publisher is not authorised or regulated by the Financial Conduct Authority. We are a publisher, not a firm.
Capital at riskSEIS companies are the riskiest end of investing. Most early companies fail, and shares cannot easily be sold.

Education and journalism, not financial promotion

The content of this site is written in the course of journalism and education: explaining rules, reporting figures, and setting out processes in plain English. Its principal purpose is to inform. It is not an invitation or inducement to engage in investment activity, and it is written to stay on the right side of that line: we do not name investment opportunities, we do not carry offers, we take no commission from anything a reader goes on to do, and where a provider is ever mentioned it is illustration or clearly labelled advertising, never endorsement. If a page ever fails that standard, tell us and we will correct it.

Accuracy, and its limits

We work from primary sources, HMRC and gov.uk first, we date our pages, and we correct mistakes quickly and visibly under our Editorial Policy. Even so, rules change, guidance moves, and an article that was right when written can age. The date on each piece tells you when it was last true to our knowledge; the law that applies to you is the law on the day you act, so verify against the primary source before acting.

Tax reliefs are personal

Every SEIS relief depends on individual circumstances: your income, your other reliefs, how long you hold the shares, and whether the company keeps its status. Reliefs can be reduced, withdrawn or clawed back, and rates and rules can change. Worked examples on this site show the arithmetic of the rules; they are illustrations, not predictions, and never a promise of what you would receive.

External links

We link to official sources and occasionally to other sites. We are not responsible for their content, and a link is not an endorsement. Check who runs anything you land on before trusting it, including anything that appears to sell or arrange investments.

Liability

To the fullest extent the law allows, we accept no liability for loss arising from reliance on the content of this site, including investment losses, lost relief or decisions taken without professional advice. Nothing in this disclaimer excludes or limits liability that cannot lawfully be excluded, including liability for fraud or for death or personal injury caused by negligence, and nothing here affects your statutory rights.

Draft for review. Working draft for professional review before launch. Reviewer to confirm: the financial promotion analysis (journalism and generic promotion positioning under FSMA s21 and the Financial Promotion Order), the liability wording, and the publisher identity once the operator block is final.

When you need more than education

A regulated financial adviser or a qualified accountant can apply the rules to your actual circumstances. Check any adviser on the FCA register before engaging them.
